What is Home Staging?

Home staging is the process of preparing a property for sale in the real estate marketplace, to appeal to the highest number of potential buyers, thereby selling your property more swiftly and for more money.

 

Our process begins with a design plan to clearly define each space, eliminate all potential distractions, and draw focus to the best-selling features of your home. We will help you reduce clutter, reorganize spaces through furniture placement and accessorizing, and add furnishings needed to finish the look of your home.

 

Did you know?  According to RESA (Real Estate Staging Association), with an investment of 1% sales price, approximately 75% of sellers saw an ROI of 5-23% OVER asking price.

How do I know if I need home staging?

Every home can benefit from home staging. Occupied homes benefit from staging because it makes the home appealing to the largest segment of potential buyers. Vacant homes benefit from it, too, because staging helps buyers visualize the function of each room, the best placement of furniture, and the size and scale of each room.

Can you use furniture already existing in the home?

Yes! For home staging where the homeowner is currently living in the home, we use existing furniture and décor in the home based on the style of the home.  And then we bring additional furniture, artwork, and accessories to complete the home, if needed.

How long do I get to keep the furniture and décor in the home?

Our staging contract includes a 60-day furniture rental – most homes sell in the first 60 days!  There is a monthly rental fee of 25% of the initial staging cost AFTER 60 days. The monthly rental fee is also prorated if the home sells during the middle of the month.

 

Note:  Some agents prefer a 30-day contract which we can also accommodate.

What is the average cost for vacant staging?

Our pricing is based on the number of rooms staged, the inventory needed to complete the space, and the price point of the home.

 

Our home staging includes the following:

  • On-site consultation and room design
  • Selection and coordination of furnishings
  • Inventory delivery
  • Room configuration and set-up
  • Inventory pick-up
Can I buy the furniture used for staging?

Yes! We take good care of our inventory, so pieces are like new. If the buyer falls in love with our furnishings, they absolutely can purchase items! They can be left already in place in their new home, which makes moving a little easier.

We also sell pieces that we have used in staging for vacation rentals, taking away the headache of sourcing from so many vendors!
