Part 2: Considering Ways to Help Sell Your Property?
Read on for more trends on what home sellers can incorporate into their market prep activities and what you can do to sell your property for top dollar.
Normally, on the blog, I invite a business partner to give a third-party perspective. This time, you get the real deal from me, your resident expert on home staging and redesign, Whitney Vredenburgh, owner of Nested Spaces. I’m excited to share the top ten ways to get your property sold for top dollar!
Welcome to part two of a two-part series. Numbers 6-10 here we Go! Check out my previous Part One post.
6. The Throne Room(s)
- Cleanliness is key in bathrooms. Be sure the grout looks updated and all surfaces have been deep cleaned.
- Small changes create big impressions in this space. Consider a new vanity, framed mirror or new light fixtures. New hardware on cabinets is another inexpensive way to create a big impact!
- Place your best towels out. Towels should be in new condition in a cream or subtle color.
- Clear off counters! Have only 1-2 items on countertops.
7. Master Your Space, The Master Bedroom & Bathroom
- Always have a neutral spread with colorful pillows and white throw on the bed.
- Incorporating matching nightstands with lamps on either side of the bed allows for a focal point in the most important bedroom in the house.
- Furniture should showcase the size of the room & define the space
8. Main Living Areas
- The family room and kitchen are the most lived in areas of the home. Since we discussed kitchens in part 1, let’s talk more about the family room.
- To help outline the family room space, be sure that furniture is focused on a focal point (typically a mantle or TV) with furniture that defines & enlarges space.
9. Stay Organized!
- Box up extra books or items on counters to prepare for your move. A good rule of thumb is if you haven’t used it in two months, box it up.
- Containers, baskets, and moving boxes are all great for storing items. Target has some really great, inexpensive options.
- Half-empty closets are key. Take half the stuff out of your closets then neatly organize what’s left in there. Buyers will open closets, so be sure to keep all your closets and cabinets clean and tidy.
10. Kids Toys
- It is tough to control toys when you have little ones, but an easy solution is to use a floor mat and basket of toys that you can easily put away.
- Store kids’ toys in wicker bins or baskets for easy access and in storage containers in closets.
- Everything should have a place and this will make it much easier when you get a call saying that there are interested buyers seeking an appointment in a half hour!
- Baskets are a very popular way to store your toys, remotes, mail, and other excess items.
Thanks for reading and sharing with those who might find this information helpful! As always, I’m going to leave you with a nugget of staging wisdom…Did you know? Staged homes sell an average of 35 days compared to 175 days for non-staged homes.
