Selling a home involves many, many factors. It’s your largest financial asset, typically and you want to sell it in as little of time as possible for top dollar. From prepping your current home for the market with painting, minor repairs, and more to finding a new home, to packing and moving, there are many details involved in successfully selling your home.
We partnered with local Indianapolis Realtor, Andrea Kelly of Encore Sotheby’s International Realty to stage a lovely home in the northern suburbs of Indianapolis, Westfield. Andrea successfully prepped, marketed, and sold a home off the market within six hours of staging the home. This took so many variables and perceived stressors out of the equation for her sellers.
The Power of Staging
Staging a home creates an inviting, neutral space that allows potential buyers to envision themselves living in the home. Home staging showcases where a buyer will live and how they will function in the home. When a potential buyer walks through a home, they are planning out where they’ll relax after a day at the office, where they’ll host parties, and what their life could be like in the home. Within the first 12 seconds of walking into a home, a buyer will decide if they want to make an offer. That’s why primary rooms are so important – appeal, the entry, the family room, the kitchen, and the dining room.
The Secret Sauce: A Well-Connected, Experienced Realtor
In the process of preparing to list the home, Andrea leveraged her network. She shares all of her upcoming listings with her Encore Sotheby’s International colleagues in their Weekly Line. One of them reached out to her when her buyer’s “deal” was falling apart. Andrea was able to share details of the home, and her colleague and her compared notes and both thought it would be a good fit. The home had just been staged by Nested Spaces, was set for photos the following day, and was set to go live. After the phone call with her colleague, Andrea was able to quickly do the paperwork for an office exclusive and get her colleague in for a showing pre-market which led to a contract and an eventual (very quick) sale. Both parties won!
Within hours of spreading the word, Kelly sold the home without needing to list it on the MLS.
